BUWOG Dahmebogen: Happy living on the waterfront

The cranes are in operation in Grünau, in the southeast of Berlin. Here, on the banks of the Dahme, the newest part of the 52° Nord ensemble BUWOG Dahmebogen is being built. We pay a visit to the location.

The construction site for BUWOG Dahmebogen is abuzz with activity. As a result of the mild weather, construction on the

new ensemble is visibly progressing. Behind the fence, an ensemble is growing floor by floor, forming the northern tip of the well-known 52° Nord development. This is where the Teltow Canal flows into the Dahme; the element of water is omnipresent and lends contour to the property in its clearly privileged location.

 

The colourful visualisations already give an idea of the flair that will one day characterise living in BUWOG Dahmebogen. A total of 96 condominiums are being built in five structures – elegant urban villas and apartment buildings.

 

With BUWOG Dahmebogen, the architects from WUNDERLICH have designed an unparalleled ensemble of buildings. BUWOG project manager Anette Tipp: “A tower building forms the distinctive entrance to the development as a whole and is connected to an apartment building by way of a bridge. This borders the BUWOG Dahmebogen development facing Regattastraße.” In addition, there are three classically elegant urban villas aligned in an arc facing the water as well as another L-shaped building.

A high-quality and stylish façade concept draws attention to the elegant urban villa architecture. “The plaster façades alternate with reddish and yellow clinker brick,” says Tipp. Classic architectural elements such as cornices and low balustrades on the balconies structure the façades.

 

The mix of two-, three- and four-room apartments with floor areas ranging from approximately 43 m² to 145 m² are designed in such a way that various generations and target groups will find suitable living space here and an attractive ensemble will be created. The amenities of the condominiums are suited to this: Floor-to-ceiling windows ensure brightly lit rooms, genuine wood parquet flooring and underfloor heating ensure a feeling of comfort, while in the baths, showers tiled flush with the floor and premium bathroom fixtures from renowned brand-name manufacturers add to the impression.

 

“The design of the surrounding environment is also harmonious,” project manager Annette Tipp says. “This includes, for example, a sophisticated lighting concept in all of the common areas and the impressive foyer design in the urban villas.”

Buying real estate: Good reasons to invest now

Around 60% of the condominiums being built have already been reserved or sold. “There are many good reasons to invest now,” BUWOG Sales East Director Ole Gröner knows. “The demand for housing clearly exceeds the supply. Berlin continues to experience an influx of people. In the southeast, in particular, the boom is visible with the BER Airport and nearby WISTA Adlershof technology park.”

 

There are also solutions for the issue of financing, Gröner explains: “As part of financial planning, real estate is a sought-after investment. Tax advantages for investors are also coming back into focus. A 50% increase in depreciation, a deduction for interest on debt and solid rental income protect against inflation and allow for long-term increases in value. Our cooperation partners will be pleased to assist you in developing tailor-made financing concepts – adapted to your personal phase of life.”
