60 new apartments in five months’ construction time

Good news in Kaufbeuren:  Under the leadership of BUWOG, a flagship project showcasing modern construction has been built at the “Am Flugfeld” development. A special construction method enabled a building time of just five months.

 

The BUWOG project in Kaufbeuren is a quality infill development within an existing residential area in the south of the university town of Kaufbeuren. A notable feature is that from the groundbreaking ceremony with the mayor in September 2025 to the current rental launch it has been just five months. This has been enabled by an innovative modular construction method. The four apartment buildings, each with as many as five storeys, were built under the supervision of BUWOG using an innovative brick modular construction method by the local firm WMM Modulbau and then assembled on location.

Advantages through prefabrication

WMM Modulbau in Mindelheim manufactured the modules, including floor coverings, wall and ceiling finishes as well as kitchens, in Mindelheim and delivered them directly to Kaufbeuren. This prefabrication process made it possible to construct each building in less than two weeks.

BUWOG Managing Director Udo Sauter: “We are delighted with the completion of this project. The considerable degree of prefabrication has also proved beneficial for local residents, as noise levels and the disruption associated with a construction site have been significantly reduced.” This is a key advantage of modular construction, particularly in infill development projects such as this.”

 

The result is a range of one- and two-bedroom apartments that well enhance the development’s housing mix. All of the new apartments in the “Am Flugfeld” development are designed to be barrier-free and most of them have balconies or terraces, depending on their location. New above-ground parking spaces for cars have also been created in the development. This includes pre-installation facilities for e-mobility, new bicycle parking spaces as well as 16 outdoor storage units, which serve as a practical alternative to basement storage compartments.

BUWOG is already planning and constructing buildings using a serial, modular, and systematic approach in other locations as well. Two projects are currently underway in Berlin that make use of the GROPYUS system. A six-storey apartment building with 27 new apartments is being built on Hildegardstraße in Wilmersdorf, and construction is currently underway to build 158 new apartments on a site on Schlichtallee in the Lichtenberg district.

 

The apartments in Kaufbeuren are now being rented by Vonovia upon completion. Robert Stellmach, regional manager for Bavaria at Vonovia: “There is much discussion about faster construction – in Kaufbeuren, we are showing how rapid construction and premium fixtures and fittings can go hand in hand. All of the new apartments in the development feature parquet flooring in the living areas and are partially furnished with premium fitted kitchens.”

Manuela Gebhart, regional manager for Southern Bavaria at Vonovia: “Ten of our new two-bedroom apartments have already been reserved for the Institute for Federal Real Estate (BImA); the remaining 50 apartments are now being placed on the market and will be a significant addition to the development.”

 

The new-build project, which meets energy-efficient building standards, marks the start of the subsequent modernisation and refurbishment of the existing development on Marktoberdorfer Straße. As part of this, top floor areas may also be converted into additional new apartments.
